No roofing system is perfect.  Given the ravages of time, weather, or even poor installation every system can develop a leak.  That’s why repairs are the #1 most common service provided by both commercial and residential roofers alike.

Repairing your existing roofing system is without doubt the easiest, and generally least expensive way to address a roofing problem. Though not all roofs are repairable, it is always the first place your commercial roofing contractor should begin.

Common Leak Sources

As experts, we see roof leaks on a regular basis.  There are areas of concern common to most leak development.

Seams.  The seams involved in many roofing systems are common locations for leak development. Seams may loosen, wind can cause lift or other such occurrences.  Once those seams have begun to separate, there is no way the system can keep moisture from penetrating under the system. Thus, a leak is born.

Protrusions. Flashings around the bottom of all roof protrusions such as vents or A/C units, are designed to keep moisture out of the roof structure. However, flashings are only as good as the protection they receive.  If not fully caulked or protected with an intact waterproofing system, protrusions will frequently develop leaking issues.

Rust.  Metal roofs are susceptible to the development of rust. If not promptly addressed the rust will spread. Ultimately, it can form holes in the metal allowing for fluid penetration.

Puncture. Whether caused by hail, flying debris, or the careless boots of maintenance personnel some roofing systems are susceptible to the development of tears or punctures.  Again, once that system is compromised, leak development is almost inevitable if repairs are not promptly addressed.

A complete inspection must be undertaken. This should include the use of thermal imaging, as well as the experienced eye of a true professional. Just because you have a leak in the corner does not mean that is where the leak is originating, nor does it mean that is the only leak you have in your system.  Identifying the origin of the leak is crucial to the actual repair. You want to address the problem, not simply slap a band-aid on the symptom.
